This case was referred to us by one of our longest-standing professional partners, who recognised that the clients’ financial circumstances required a highly specialist approach. The applicants, a UK-based commodity trader and a C-suite executive, sought a high-value mortgage to refinance their £4.8 million Prime Central London residence while raising capital for a new private equity venture.
Having already spoken with another mortgage advisor who was unable to secure competitive terms, the clients were introduced to Henry Dannell for a more strategic and structured solution. We delivered a £3.325 million interest-only mortgage at 70% loan-to-value, structured as a five-year tracker at 2% above base. The transaction completed ahead of schedule, allowing the clients to move forward with their investment objectives without delay.
While the clients had a significant asset base, their income profiles were highly complex. The commodity trader generated capital through irregular distributions from a private trading operation, with limited formal income. The C-suite executive was also operating within a tax-efficient structure, which impacted affordability from a traditional lending perspective.
Additional complexity came from international holdings, including a Spanish property held via a corporate structure. Combined with the fact that the capital raise was for private equity investment, a loan purpose often considered outside the risk appetite of many mainstream lenders, this case required careful positioning and presentation.
From the outset, we adopted a highly structured and lender-specific approach, starting with the development of a detailed credit paper and a fully indexed supporting data room.
